What is a Title Plan?
A Title Plan has the purpose of defining an area of land or property that someone owns. It is a necessary document for selling a property so as to define the land being sold. No Title Plan is perfectly accurate. In fact these plans often have boundary lines up to 1m thick. Therefore we can only guarantee the owners land is inside the red marked line that is drawn as indicated on the completed plan.
What is a Lease Plan?
The main feature of a Lease Plan is to show which area is the freeholders and which are is being leased by the leaseholder(s). A plan is not exact as the line marked on the plan could be over 200mm thick. Therefore we can only guarantee that the space inside this marked line is the freeholders or leaseholders in question. Since 2002 it has become law for a lease plan to be compliant with land registry guidelines. A lease plan is required if the property or space is on lease for 7+ years. More about this can be read on the UK government website. It is the freeholders responsibility to check if a plan is necessary and sufficiently accurate.
Which file types can documents be sent as?
We send most files as a PDF document but we can send them as PNG or JPEG files. If you would prefer a printed document please contact us and we can arrange the document to be delivered. We do not send files as a DWG or file types that are mainly used in CAD software.
What is the average lead time?
The time for completed work can vary dependent on many factors but once we have all the information we need we will let you know we are starting work. From this time most of our work is completed within 7 working days. However some work can be completed in as little as 24 hours.
How should payment be sent?
Most payments are sent via bank transfer but we can take cash or cheque. Once this payment is complete the documents will be sent to you via email or post.
