Land Registry Lease Plan

A Lease Plan shows the freeholder and the leaseholder which areas are owned by each person subject to their agreed contract. This plan is designed to provide a basis to any issues that may arise in the future relating to the boundary of each owner.

Why do I need a Lease Plan?

Main Reasons for a Lease Plan:

  • A new lease of 7 or more years is being granted

  • An existing Title is being split into two or more parts

  • If the use of a property changes, for instance if a basement, loft space or new extension is turned into a leased property

Residential Lease Plans include:

  • Drawn to Land Registry complaint scale

  • A Location Plan showing the area on a OS map

  • Show a North arrow

  • Include any land associated with the property, including gardens, paths and garages.

  • Identify any varying floor levels (where required).

  • Clearly marked area defining owners of specific space

  • Communal areas shown

  • Scale bar and plan key.

  • Show buildings in their correct or intended position.
